Limpezas, obras e manutenção em Loulé

Loulé is our base. It is the town where our office is, where the equipment is kept, and where we know the streets well enough to know where a scaffolding van can park without getting in anybody's way.

We get there the same day · Municipality of Loulé

What building and maintaining a house is like in Loulé

The town grows between the old quarter at its centre and the newer housing on the edges, with the barrocal — the limestone hill country — rising to the north and the plain dropping away towards the coast.

Two worlds sit side by side here: flats and houses from the eighties and nineties in the newer parts, and old buildings with thick walls, barrel tiles and worked parapets in the historic centre.

In Loulé we get everything: from the landlord who needs a flat repainted between tenants to the full refurbishment of a family home in the centre.

We also work in: Centro histórico, Alto do Poço, Cerro da Piedade, Vale Judeu, Goncinha, Quarteira.

What you need to know about houses in Loulé

An old centre with rules of its own

Much of the centre falls within a heritage protection zone, which restricts façade colours, tile types and window frames. Working here means finding out what is and is not allowed before the first hammer blow.

Narrow streets with difficult access

No lorry fits down the streets of the centre and there is no room for a cherry picker. A lot of what we do there involves carrying material up by hand and putting up narrow façade scaffolding.

Rising damp in older houses

Stone masonry walls built without a damp-proof course draw moisture up from the ground. Painting over it without dealing with the source gives you blisters within months.

Perguntas frequentes — Loulé

How long does it take you to get to Loulé?

We are in Loulé — this is where our office and equipment are. In urgent situations we can usually be there the same day.

Is the visit and the quote chargeable?

No. We come and look at the job in Loulé, measure what is needed and send an itemised quote. There is only a cost if you go ahead.

What is the most common problem you find in Loulé?

An old centre with rules of its own: Much of the centre falls within a heritage protection zone, which restricts façade colours, tile types and window frames. Working here means finding out what is and is not allowed before the first hammer blow.

Do you work in houses that are empty?

We do, and it is a significant part of our work. With the owner's written authorisation we hold a key, let ourselves in, carry out the work and send photographs of it. Many of our clients are not in Portugal while the work happens.

Do you work in the historic centre of Loulé?

Yes, and often. We are used to the constraints: streets no lorry can enter, material carried up by hand, and the heritage protection rules that limit façade colours, tile types and window frames. We check what is permitted before quoting, so there is no work done that then has to be undone.

My old house in Loulé has damp in the walls. Is it a painting job?

Almost certainly not just painting. In the old houses of the centre, with stone masonry walls built without a damp-proof course, moisture rises from the ground. Painting over it gives you blisters within months. First you identify the source, then you treat it, and only then do you paint.
