Limpezas, obras e manutenção em Vilamoura

Vilamoura is an intensive holiday-letting area, and that changes everything about how you work: here the jobs live around the booking calendar.

We get there in about 20 minutes · Municipality of Loulé

What building and maintaining a house is like in Vilamoura

A resort planned around its marina, with gated developments, holiday apartments and golf villas, all a few minutes from the sea.

Mostly apartments in managed developments and resort villas, many built between the nineties and 2010, with generous balconies, metal railings and direct exposure to salt-laden wind.

In Vilamoura we work mainly for holiday-let owners and management companies: deep changeover cleans, painting between seasons and quick repairs before the high season.

We also work in: Marina de Vilamoura, Vilamoura Old Village, Praia da Falésia, Browns, Vila Sol.

What you need to know about houses in Vilamoura

The window between bookings is short

Between one set of guests checking out and the next checking in there is sometimes a single day. Working here means getting in, doing the job and getting out within that window, or a booking is lost — and the owner pays for it.

Salt attacking anything metal

Being close to the sea corrodes balcony railings, ironmongery, gates and window frames far faster than inland. What lasts ten years in the barrocal needs attention here after three or four.

Development rules

Permitted working hours, use of the service lift, façade colours agreed at the owners' meeting. Ignoring this means a fine for the owner and work stopped halfway through.

Perguntas frequentes — Vilamoura

How long does it take you to get to Vilamoura?

We set out from Loulé and get there in about 20 minutes. The assessment visit carries no travel charge.

Is the visit and the quote chargeable?

No. We come and look at the job in Vilamoura, measure what is needed and send an itemised quote. There is only a cost if you go ahead.

What is the most common problem you find in Vilamoura?

The window between bookings is short: Between one set of guests checking out and the next checking in there is sometimes a single day. Working here means getting in, doing the job and getting out within that window, or a booking is lost — and the owner pays for it.

Do you work in houses that are empty?

We do, and it is a significant part of our work. With the owner's written authorisation we hold a key, let ourselves in, carry out the work and send photographs of it. Many of our clients are not in Portugal while the work happens.

Can I get work done between bookings at my apartment?

For small jobs and cleaning, yes — that is exactly the window we work to. For a genuine refurbishment it is not realistic: the sensible approach is to plan for out of season, between October and March, starting from the date it has to be ready and counting back.

Why do balcony railings degrade so quickly in Vilamoura?

Salt. Being close to the sea corrodes metal far faster than inland: what lasts ten years in the barrocal needs attention here after three or four. Treating the metal with an anti-corrosion system, rather than simply painting over it, is what makes the difference.

Do you deal with the development's permissions?

We help with whatever technical information the management asks for — hours, methods, duration — but the request has to come from the owner. We always give notice before starting, because work outside permitted hours means a fine for the owner and the job stopped halfway through.

Need a hand in Vilamoura?

We will come and look at the job. We get there in about 20 minutes and the quote is free.
