Property Management and Maintenance in the Algarve

Somebody you trust looking after your house while you are away from the Algarve.

Many property owners in the Algarve do not live here. The house is shut up for months at a time, and a closed house does not stand still: damp builds, the garden grows, the pool goes out of balance, the roof grows moss and a small leak has time to become an expensive one.,Our management service means having somebody you trust calling in regularly, checking what matters and dealing with whatever comes up. You get a photographic report of each visit, and when you arrive in the Algarve the house is ready — clean, aired, with the pool in order and the fridge stocked if that is what we agree.

What's included

  • Regular visits with a report — A call at the house at the agreed frequency, with a photographic report sent after each visit.
  • Key holding — Keys held securely, with access for tradespeople and deliveries subject to your authorisation.
  • Preparing for arrivals — Cleaning, airing, bed linen, water and electricity switched on and shopping in before you arrive.
  • Guest changeovers — Cleaning and linen changes between stays, for anyone with the property on holiday let.
  • Coordinating callouts — We receive and oversee the plumber, the electrician, the pool technician and the insurer, so you do not have to manage that from abroad.
  • Preventive maintenance — Checks on the roof, gutters, damp and outdoor areas before winter, with notice of what is worth dealing with.

    Getting to know the house

    We carry out a survey with photographs and record meters, consumer units, stopcocks and equipment.

    Frequency and checklist agreed with you, depending on whether the house is shut up or being let.

    After each visit you receive a report with photographs and anything worth flagging.

Frequently asked questions

How often should a closed house be visited?

Fortnightly is the best balance for an unoccupied house. Weekly if there is a working pool or a demanding garden. Monthly is the minimum we would advise — below that, a problem has time to grow.

Do you speak English?

Yes. A good share of our management clients are foreign and we communicate in English by email and WhatsApp without difficulty.

How do I know the visit actually happened?

From the photographic report of each visit, dated. That is the service itself: without evidence, it would not be worth what you are paying.

Do you handle emergencies out of hours?

In urgent situations — a burst pipe, water coming in, a security problem — yes, we act and inform you as soon as the situation is under control.

How much does the management service cost?

It is charged per visit, and the figure depends on the frequency and what each visit covers. A fortnightly check is very different from a full preparation before an arrival, with cleaning, shopping and bed linen.

How do you handle and store keys?

Keys are held securely and labelled without any address attached. Only our identified staff enter the property, and any third-party access — a tradesperson, a delivery — happens with your prior authorisation.

What do you check on a visit?

Water ingress and signs of damp, working order of appliances and plumbing, the state of the pool and the outdoor areas, accumulated post and signs of intrusion. The photographic report shows you what was seen, not merely that the visit happened.

Can you receive deliveries and oversee work while I am away?

We can. We take deliveries, oversee tradespeople and callouts and stay present during third-party work, which saves you managing all of that from another country.

The house has been shut for months. Is a single visit before I arrive worth it?

It is, and it is a common request. But it is worth knowing that many of the problems we find on those one-off visits — established damp, an unbalanced pool, an old leak — would have cost far less had they been caught in time.
