Painting and Decorating in Boliqueime

In Boliqueime we paint country houses and smallholdings, nearly always with render repair along the way. These are old walls, with their own thickness and their own moisture, where impermeable plastic paint traps the damp inside and blows the render off within a few seasons.

Boliqueime, as seen by the people who work there

Boliqueime is barrocal country: houses scattered across hillsides, smallholdings with almond and carob trees, and a lot of old building stock that has never been properly touched.

Gentle hills between the mountains and the coast, with scattered settlement and dirt tracks serving many of the properties. Traditional country houses and restored smallholdings, barrel-tile roofs on timber structures, stone walls holding up terraces, and farm outbuildings converted into living space.

In Boliqueime we are called out mainly for roofs and stonework — cleaning and repairing coverings before the first rains, and building or rebuilding walls.

What we find in Boliqueime

Old roofs with no maintenance

This is where we find the most roofs covered in moss and lichen. Barrel tiles laid without an underlay let water through as soon as one piece cracks or slips, and the problem only shows up when the stain reaches the ceiling.

Stone walls bulging out

Many terraces are held by dry stone walls decades old. With no drainage behind them, rainwater pushes and the wall bellies out until it comes down. Rebuilding is a mason's job, not ordinary blockwork.

Access along dirt tracks

There are properties a materials lorry cannot reach. We allow for that when quoting, with a transfer into a smaller vehicle.

Painting and Decorating: what we do

  • Protecting what stays — Furniture, floors, frames and glass protected before we start. The house does not become unusable.
  • Treating cracks and damp — Opening and repairing cracks, treating mould and correcting the cause where there is water ingress — painting over it only hides it.
  • Substrate preparation — Sanding, removal of loose paint, filling and levelling until the wall is ready.
  • The right primer — Primer chosen for the substrate: new render, old masonry, timber and metal all need different products.
  • Two finishing coats — Branded paint, applied in two coats with the drying time respected between them.
  • Joinery and metalwork — Doors, skirting, shutters, timber pergolas, gates and metal railings.

How the work goes

  1. 1

    Visit and assessment

We look at the condition of the substrate. A wall with rising damp is not solved by painting, and it is better to know that beforehand.

  2. 2

    Choosing colours and products

We help with the colour and explain the difference between grades. We put a sample on the wall when there is doubt.

  3. 3

    Preparation

Protection, repairs and primer. It is the longest stage and the one that makes the difference.

  4. 4

    Painting and handover

Finishing coats, removal of protection, cleaning and a final walk-through with you.

Frequently asked questions about painting and decorating in Boliqueime

Do you actually work in Boliqueime, or do you travel in from elsewhere?

We work in Boliqueime regularly. We set out from Loulé and get there in about 15 minutes, which means we can come and look at the job without charging for the trip.

What usually goes wrong with this kind of work in Boliqueime?

This is where we find the most roofs covered in moss and lichen. Barrel tiles laid without an underlay let water through as soon as one piece cracks or slips, and the problem only shows up when the stain reaches the ceiling. It is the situation we come across most often in Boliqueime, and it is why we look at the job before quoting.

Will the cracks come back after painting?

If they are shrinkage cracks and they are opened, taped and filled with a flexible filler, they will not. If they are structural cracks, they will reopen — and in that case we tell you the problem is not one of painting.

What paint do you use on old houses?

On traditional walls we use mineral or lime-based paints, which let the wall breathe. Sealing an old wall with plastic paint traps the moisture and blows the render off before long.

Does the quote include the paint?

It includes everything: labour, materials, protection and cleaning afterwards. There are no extras appearing halfway through.
